Overview of Modular Room Material Packages

A Modular Room is sometimes considered just an upgraded screen room, but it is actually much more. Modular Rooms can easily be enclosed with vinyl, acrylic, or glass windows and turned into another room of your home. Plus, not all of the wall segments have to allow in light - solid wall panels are available as well to maximize design flexibility. Hidden electric conduits built into the walls are also available to make wiring a breeze. So, a Modular Room can be as simple as just an upgraded screen room, but it also has the potential to be so much more.

Unlike other material packages we sell, the walls of a modular room are designed to be assembled in "modules" making construction easier. The completed wall segments are then positioned where needed and fastened together. Wall segments are typically about 4' x 8' (the size of a sheet of plywood) and you can assemble them in your garage or anywhere you have room - even in the living room in front of the TV where you have air conditioning if you like. (Check with your significant other first, though.) The package can be customized in a virtually unlimited number of ways to provide you with a finished room just right for your needs. Typical features generally include:

  • A room sized to your requirements and designed to meet
    current Florida wind loading requirements. (To see more about

  • A mono-slope roof or a gabled (peaked) roof which attaches to your house. (If you already have a roof and need modular room walls only, click here to find out more about modular room walls.)

  • A roof made of structural insulated roof panels with various fascia & gutter options. Hidden fan beams are available. Modular rooms are not designed to be used with the pan roof.

  • 1,2, or 3 (or more) walls depending on the configuration
    of your room.

  • White or tan colored materials for walls.

  • Durable and virtually maintenance free aluminum materials.

  • Can be built as a screen room and optionally add vinyl, acrylic, or glass windows later. OR it can be built with vinyl, acrylic, or glass windows from the start.

  • You can build it to be a screen room, a Florida room, a glass room, a home office, an extra bedroom, or anything else you can think of.

  • Solid wall sections available to maximize design possibilities.

  • Completely finished inside and out - no painting necessary.

  • All wall segments where there are not openings for screens/windows/doors are insulated.

  • The number of doors you want as well as their location. You can use regular screen doors or we also have "prime" exterior doors with glass windows designed for the Modular Room. French doors and sliding glass doors also available.

  • Optional hidden electric conduits built into the wall sections to make wiring a snap.

  • Our most popular option is for us to precut the materials for
    you. This virtually eliminates having to cut the structural
    materials on the job site. You wind up with as close to a bolt
    together project as possible. Talk to us for complete details.

Remember, modular rooms built from our material packages are easy to build even if you have no previous experience working with aluminum. And since we use the exact same materials professional contractors use, your result is a finished room just like a contractor would build, but at a fraction of the price.
